Property description

Situated on the top of a hill, with superb views of rolling meadows and sunflower fields, Elphoe House (named after our daughters Eleanor and Phoebe) has been renovated and furnished to a high standard and is ocated in the quiet hamlet of Le Mas in Allemans, a 5 minute drive from the town of Ribérac, and provides a perfect, peaceful location for a relaxing holiday.


Set in grounds of 7,100 sq m, the house boasts its own private swimming pool and provides plenty of space to sunbathe, play outdoor games, and relax.  There are two areas for outside dining, one in the cool shade of the terrace, the other in the sunny BBQ area, for that al fresco dining experience. There is ample sunbathing space around the pool and garden, with plenty of sun loungers, parasols and swing bench being provided.  The pool is 10m x 5m and is for the sole use of guests.  Also for the use of guests are numerous indoor and outdoor games, Xbox, full size table-tennis table, trampoline, tree swing and infant swing.  Cot, highchair and stairgates
are available.


The kitchen is well equipped with dishwasher, microwave, American fridge/freezer and a beautiful range cooker.  There is also a separate utility room with washing machine and tumble dryer. The house also benefits from satellite TV and Wi-Fi.  The tastefully decorated house provides, on the ground floor, a fitted dining kitchen with traditional stone fireplace, wood burner and exposed beams, lounge, utility room, shower room with WC and washbasin, and double bedroom with en-suite shower and WC.  An open plan wooden staircase leads to a large mezzanine area providing space for twin beds and sofa bed, family bathroom, king bedroom with en-suite WC and washbasin, and a double bedroom, again with en-suite WC and washbasin.

Location description

We are situated 5 minutes north of the market town of Ribérac, which holds a great, busy, farmers market on Friday mornings where you can buy locally grown produce, fish, meat and cheese.  Aubeterre (20 mins) has a market on Sundays, whilst Chalais (40 mins) hosts a market on Mondays.

Ribérac also has a good tourist information office, tennis courts, rugby, open air swimming pool, and a small cinema, together with bars and restaurants.  On market day, a stop in the Cafe de Colonnes or Cafe du Palais is recommended.

Open air music festivals are also held regularly during the summer months. Indian cuisine delivery is provided by good friends of ours and is definitely worth a try!

Terms and conditions

How do I get to Elphoe House?

Flying into the area, you have
a choice of four airports; the closest being Bergerac (50-60 mins), followed by Bordeaux (1 ½ hrs), then Brive in the Dordogne Valley (1hr 50 mins) and then Limoges (2hrs).


Driving time from Calais takes around 8 hours.


Do I need a car?

A car is essential.  The closest town is Ribérac and is only 5 minutes in the car, where you’ll find various supermarkets, bars, restaurants, etc. Please note French supermarkets do not open on Sundays.

How do I reserve Elphoe House?

When is my balance due and how can I pay?

The balance is due 8 weeks prior to arrival.  You may pay by cheque, PayPal or bank transfer. Cheques will normally only be accepted for payment if received more than 8 weeks prior to arrival.

Can we occupy the house before 4pm on the day of arrival?

On arrival day, we hope you will have had a pleasant journey and find the house as you expect.  Check-in is normally 4pm although please contact us and we will do our best to accomodate earlier arrivals, where possible.

Can we vacate the house later than the confirmed time of 10am?

We ask guests to vacate the house by 10am to allow us to prepare for the next guests arriving.  Again, if you contact us to request a later check out time, we will do our best to accommodate but this cannot be guaranteed.

What happens on arrival at the house?

Upon arrival, you will be greeted by our representative who will hand over the keys and answer any questions you may have.  You will be given an information pack which includes details on how to operate the various appliances and other essential information about the house itself, together with contact numbers.  In the unlikely event you find anything not operating as expected, please let us know as soon as possible so that we may rectify the problem to cause minimum disruption to your holiday.

The pack also includes details and directions to local restaurants, bars and supermarkets, and places of interest in the surrounding area.

Are towels and linen provided?

We provide bed linen and indoor towels for each guest. You will need to bring your own pool/beach towels.  We can provide a cot, if required, but you will need to bring your own cot linen.

Will an iron and ironing board be available?

The house is equipped with an iron and ironing board.

Are hairdryers provided?

No, you will need to bring your own.

Do I need travel plugs?

Yes, the house is fitted with local plug sockets so you will need your own adaptors for any electrical items you take with you.

Is satellite TV provided?

Yes.

Is Wi-Fi available?

Yes.

What happens if something breaks during my stay?

Guests are responsible for taking all reasonable care of the property and contents. We ask that at the end of your stay, the house and contents, including equipment, furniture, utensils, crockery, barbecue etc be left in a clean and tidy condition.  We ask that all guests ensure no member of the party engages in any activity in or around the house and pool which may cause damage, offence to neighbours, pollution to the water or damage to the structure or filtration equipment, including unacceptable and anti-social behaviour.  Any breakages or damage should be noted on the sheet provided in the welcome pack.

Is the pool heated?

No, the pool is not heated.

Does anyone else have access to the house during our stay?

We will not enter the house unless we have your prior consent or in the case of an emergency.  However, we do reserve the right to access the house at any time (with due regard to the convenience of guests) for the purposes of linen and towel changes, inspection of the property and to carry out any essential or routine repair or maintenance work.

Can I change the number of guests staying within the house other than those declared at the time of booking?

Only guests first identified on the booking form may occupy the house.  The house cannot be re-let or sublet to any other group/party or individual without our written consent.

 

Do you allow animals to stay in the house?

No animals/pets are accepted.

Do you allow smoking in the house?

No, we have a no smoking policy in the house.

Is there any food upon arrival at the house?

Basic provisions are provided for your arrival. The information pack provides details and directions to nearby supermarkets, together with opening and closing times.

What if my flight is delayed?

Please advise us as soon as possible in order that alternative check-in arrangements can be made.

What if I need to cancel my booking?

If you need to cancel your booking, you should notify us as early as possible. Depending on the time left until the beginning of the rental period, refunds are calculated in accordance with the following table:-
