Property description
Our house is a farmhouse dating from around 1650. It has all modern comforts plus many character features such as exposed beams and solid stone walls half a metre thick. The house sleeps up to 8 in comfort. The rooms are very spacious, and lovely and cool in the heat of summer.
On the ground floor is the well-equipped large family kitchen with twin ovens, microwave, dishwasher and large farmhouse table, and a stable door onto the sunny private garden; from the kitchen leads the large utility room with large fridge, freezer and washing machine. The family sitting room has two generous sofas, TV and DVD/video player, and French doors leading into the garden. The smaller second sitting room has a sofa, piano and writing table. There is also a downstairs cloakroom with WC and washbasin.
On the first floor the main bedroom is 25 metres square and has exposed beams, original fireplace and solid stone walls; this room has a king size bed. Bedroom 2 leads off this room and has two single beds. Bedroom 3 has a double four poster bed, and bedroom 4 has a double bed plus an en suite shower room with shower cubicle, WC and washbasin. The family bathroom has a whirlpool bath, separate shower, WC and washbasin.
The garden is to the rear of the house and is entirely secluded. There are beautiful views to the south and west over a farmed and wooded valley. The garden is mainly lawn, with a large old lime tree which provides shade for al fresco eating immediately outside the family sitting room. Garden furniture and a barbecue are provided.
Beyond the garden a path leads downhill to an area left in its natural state, containing a trampoline, and onwards into the fields behind the house. Due to the slope we don't recommend the gite for renting by families with very young children.

Location description
The house is located on the edge of a small hilltop hamlet at the end of a no through road. The pretty village of Allemans is just 5 minutes' drive away and has a baker's. The nearest town is Ribérac, a small traditional town which functions as a regional centre and has all amenities: two supermarkets, smaller specialist shops, restaurants and cafes, and a pretty town square which accommodates the Friday market, renowned as being one of the best in the entire Dordogne.
For sports lovers there is a public swimming pool in Ribérac, plus within a short drive there are river beaches and a swimming lake at La Jemaye which is popular with French and British alike. You can also play tennis on the public courts, hire cycles, or go canoeing in Ribérac or from lots of other spots along the river Dronne. Minigolf is available just 10 minutes away near St. Severin. Or you can simply take a walk in the pretty countryside around the house, with its constantly changing landscape of woods and fields of corn and sunflowers.
The house is also ideally located for visiting places such as Aubeterre (20 minutes' drive, officially one of the most beautiful villages in France, with a stunning church carved out of the rock face); Brantome (30 minutes, with a beautiful ancient abbey, a pretty circular canal and shops built into caves in the cliffs); the regional capital Périgueux with its beautiful Romanesque cathedral and pretty winding streets; or St. Emilion, a beautiful small town of golden stone which is a UNESCO world heritage site and the centre of a wine region.
For trips a little further afield the River Dordogne and its many stunning stone villages, castles, prehistoric sites and cave paintings are less than two hours' drive away.

Terms and conditions
Changeover day is normally Saturday but this can sometimes be changed, so if you would like to arrive on a different day please ask. Guests are requested to arrive after 16.00 and depart by 10.00.
25% of rental payable on booking; balance plus £100 refundable deposit payable 28 days before arrival.
Payment accepted in GBP or EUR.
