Property description
The half-acre gardens provide an idyllic rural environment, whilst the amenities of the renowned village and abbey are only 300m distant. All the bedrooms are doubles, the kitchen well fitted, 2 large outside terraces, with views, allow for al fresco dining, whilst the imposing log fire in the winter months is a perfect backdrop for relaxing and enjoying all the Dordogne has to offer both in local foods and wines.
This house certainly passes the "baguette" test as you can walk to the boulangerie in the village in just a few minutes for fresh bread every morning. Cadouin, a UNESCO World Heritage site has a renowned restaurant with reasonable prices, and legendary garlic soup, together with a bar/tabac and brasserie. There are a host of places to see in the Dordogne valley, be it chateau, historic villages, amazing gardens, or just unhurried rural French life.
The property consists on the ground Floor of a large Sitting Room with Stone Fireplace plus Dining Area with large table doors to garden, comfortably seating 8, TV British channels and DVD player,Ipod dock, Fitted Kitchen/Breakfast Room oven, hob, fridge/freezer, Utility with dishwasher, washing machine and dryer, 2 Double Bedrooms and Bathroom with bath and seperate shower.and seperate WC. Whilst on the First Floor there is a futher Sitting Room with TV and DVD player, 2 further Double Bedrooms and a large Shower room, plus walk-in Dressing Room.

Location description
The Dordogne river is about 10 minutes drive and provides beaches, wonderfully picturesque swimming, canoeing and water skiing amongst stunning scenery in one of France's cleanest rivers. There is also a swimming and fishing lake on the outskirts of the village, just a 10/15 minute walk.
Le Buisson de Cadouin is 7km with a range of shops, garage and station. Lalinde and Le Bugue both 12km with supermarkets and wider range of shops.
Bergerac Airport is about 35 minutes drive.

Terms and conditions
Once a provisional reservation has been made a deposit of 30% of the total cost of the rent needs to be paid within 7 days to secure such reservation. The balance of monies is due a minimum of 8 weeks before occupation, at which time a breakage deposit of £150 needs to be paid.
