Property description
This recently restored and fully modernised farmhouse boasts an idyllic location set back from the road in the heart of the French countryside.
Fully furnished and equipped to a high standard, amenities available include a microwave, washing machine, iron, gas BBQ, IPOD docking system, DVD Player, 25" LCD TV with UK satelite, wireless internet access, all bedding and linen, towels, hairdryer, games, and a DVD and book library. For longer stays, both bed linen and towels are changed out on a weekly basis and laundered free of charge.
A 'welcome' pack awaits your arrival and will include tea, coffee, milk, sugar, bread, cheese and a couple of bottles of local wine to get you on your way.
All three bedrooms offer en-suite bathrooms with rainforest showers. On the first floor there is additional living space with a sofa bed that can accommodate another two people but one comfortably. The bathroom on this floor contains a double rainforest shower and bath, the bedroom offers a King-size bed.
On the ground floor there are two further bedrooms and a living space that contains another sofa bed similar to that on the first floor. One of these bedrooms has it's own, separate entrance, double-size bed and single rainforest shower. The other has a King-size bed and double rainforest shower.
The property provides heating in the form of radiators and a wood-burning fire which is set into a traditional stone fireplace, as well as instant hot water.
Approachable only from a single track lane the property offers peace and privacy. To further enhance your stay the farm has an ADULTS ONLY policy.
For the sporty-types there are golf clubs and bicycles to borrow at no additional cost. The nearest Golf course is around 3 kms away, and for cycle enthusiast there are many quiet routes nearby. It is also an excellent area for walking with trails marked out and the local Mairie has a map showing all the major ones.
There is a non-smoking policy anywhere within the house.

Location description
We are around 45 minutes from Bergerac Airport and 1.5hrs south of Limoges Airport.
The nearest town is Rouffignac, a 5 minute drive away, and there you will find a supermarket, bread shop, butchers, English newspapers, a couple of cafes and bars as well as petrol.
The historic town of Perigueux is a 20 minute drive north while Sarlat, often called the 'medieval capital of the Dordogne' is around the same distance to the south.
All around in the nearby Vezere Valley are examples of prehistoric man from the famous Lascaux caves to the village of Les Eyzies which is situated on the Vezere river itself.
There is a plethora of things to do in the area from canoeing on either the Vezere or Dordogne among spectacular limestone cliffs, to visiting the many Medieval Chateaux or Bastide Towns, experiencing market day in any one of the towns and villages, visiting the famous and not-so-famous wineries of the Bergerac area, horse riding, playing tennis or simply having a picnic by the river.

These rates are fully inclusive except for the period 1st November to 31st March when an additional payment for electricity will be required.

Terms and conditions
A 25% deposit will be required to secure the booking at the time of reservation.
A GBP200 security deposit will also be required at the time of final payment. This will be refunded two weeks after departure.
Final payment is due one month before arrival.
