Summary
A charming stone barn conversion set in a beautiful and peaceful hamlet. It has been sympathetically restored and combines excellent modern amenities with attractive period features. South and West facing, it enjoys wonderful views and superb sunsets. It accommodates, in complete comfort, two to six people, with two double bedrooms and one twin bedroom. There are two bath/shower rooms.
Property description
Downstairs is a very well equipped kitchen and dining area, including electric oven and ceramic hob, dishwasher, washing machine, tumble dryer and American fridge/freezer with ice dispenser.
There are French windows leading to the terrace with outdoor table and chairs. A barbeque is available to use.
The dining area has leather chairs and an oak table.
Ample cutlery, crockery and a full range of cooking utensils are provided.
For winter use there is a log burning stove.
On the ground floor a corridor from the kitchen leads to a shower room with walk-in cubicle and heated towel rail and a bedroom with double bed, wardrobe and chest of drawers. There are French doors to a small south facing terrace, with table and chairs.
On the first floor is a large, double height sitting room with two setees (one leather) and easy chairs. A wide screen HD television is provided with Freesat HDTV (all UK TV and radio). There is a DVD player and an ipod docking system.
The first floor main king-size double bedroom has built-in wardrobes, dressing table and en-suite bathroom with overhead shower and heated towel rail.
Off the mezzanine on the second floor is a bedroom with twin single beds.
The enclosed swimming pool (12 x 6 metres) and tennis court are situated in a delightful, enclosed and private three acre garden, shared by six cottages. The grounds include a tennis court and Petanque pitch. There are beautiful views to the south and west.
There are two bikes, three sets of golf clubs, Petanque sets and tennis raquets and balls. These may be used by guests by prior arrangement.

Location description
St. Paul Lizonne is a quiet, secluded, hill-top village six miles from Riberac in northern Dordogne. There are two attractive restaurant/ bars (both with free WiFi) within walking distance and many more within a few miles. The area has a number of attractive historic market towns including Aubeterre, Brantôme and Villebois. Weekly gourmet food and general markets are held in Riberac, Perigeux (29 miles away), and St Aulaye. Nearby there is safe bathing on a specially maintained river beach and canoeing on the beautiful River Dronne.
Aubeterre is one of the most beautiful villages in France. The views from the village, perched on a hill, are superb. The small village square has tables and chairs under the shade of the trees where the restaurants serve traditional fare. There is a 'river beach' with canoe & kayak hire close by - the river here is navigable for many miles - and long trips can be had courtesy of the 'hire company' transporting you and the canoes by road; you paddle back! There is good fun here for children of all ages - the beach, a playground and tennis courts.
There are a number of golf courses in the area. The closest (5 miles) is a delightful nine hole course at Manoir de Longeveau. There are fine18 hole courses at Perigeux (26 miles) and Angouleme (27 miles).

Changeover day is normally a Saturday, but it may be possible to change this in low season, by agreement.
Rates include all bedding, heating and lighting, indoor and pool/beach towels.

Terms and conditions
BOOKING CONDITIONS
1. The self-contained property No.3 Chez Lopt, St Paul Lizonne (The Property) is offered for holiday rental by Mr & Mrs TM Jones (The Owners) to the renter (The Client).
2. At the time of reservation The Client shall pay a non-refundable 25% deposit of the total rental price to secure the reservation. The reservation can be cancelled up to 45 days before the booking, but the non-refundable deposit will be forfeit. The remaining balance of 75% must be paid 45 days before arrival.
3. A security deposit of 200 GBP is payable at time of booking, this will be refunded, less any breakages, two weeks after your booking ends.
4. Reservations made within 6 weeks of the rental period require full payment at the time of booking.
5. The rental period shall commence at 4pm on the first day and finish at 10am on the last day. The Owners shall not be obliged to offer accommodation before the time stated and the Client shall not be entitled to remain in occupation after the time stated.
6. The maximum number to reside in the property must not exceed 6 unless the Owners have granted written permission.
7. Bed linen and towels for indoor and pool-side use are provided.
8. Pets are not permitted.
9. Smoking is not allowed within the house. It is permitted on the terrace and in the garden.
10. The Client agrees to be a considerate tenant and to take good care of the property and to leave it in a clean and tidy condition. The Client also agrees not to act in any way which would cause a disturbance to those residents in neighboring properties.
11. The Client shall report to the Owners agent without delay any defects in the property, or breakdown in the equipment, plant, machinery or appliances in the Property or garden, so that arrangements for repair or replacement can be made as soon as possible.
12. The owners request that the property be left in a clean and tidy condition, and that no litter be left on the terrace or garden, and that any breakages be reported as soon as possible in order to facilitate an early replacement. If excessive cleaning is necessary the cost of the cleaner -- depending on the time needed -- will be deducted from the security deposit.
