LES HIRONDELLES.
In the heart of the Aquitaine region of South West France, this 17th century farmhouse with attached holiday cottage / gite is situated in a quiet country lane in an area surrounded by fields of sunflowers and orchards.
Here you will find peace and quiet and the time to unwind and enjoy your favourite pastimes, walking, cycling, bird watching, fishing in the nearby rivers and lakes or just relaxing by the pool reading a favourite book.
The peaceful country lanes are perfect for either walking or cycling as there is very little traffic to worry about and whilst enjoying your pursuits, you may well come across a friendly bar or restaurant for a cool drink or perhaps an enjoyable lunch.

Location description
LES HIRONDELLES: forms part of the owners house, but is completely self-contained with its own entrance, car parking area, small garden and a covered terrace with patio table and chairs and gas barbeque.
THE FARMHOUSE GITE:
The house has been very well renovated by the English owners and is fully equipped to a high standard.
On the ground floor there is a large lounge with original fireplace, log burning stove and exposed beams.
The exposed beams are also a feature in the kitchen/dining room which has a modern fully fitted kitchen complete with gas cooker, microwave oven, dishwasher and fridge freezer.
The double doors from the kitchen / dining room open directly out onto the covered outside terrace area which has its own dining area complete with gas barbeque.
Also on the ground floor is a modern bathroom complete with large walk in shower, toilet, bidet and wash basin.
The first floor accomodation comprises of one large double bedroom with king size bed, one twin bedded room and a second bathroom complete with shower, toilet, bidet and wash basin.
In the well maintained grounds there is a 10m x 5m swimming pool with roman steps at one side (for easy access), underwater lighting and terraced area with sun shades and loungers.
The pool area is bordered by attractive flower beds and displays of floral and perfumed plants and shrubs.
There are no other properties on the site, therefore, the pool is shared only with the owners.
*Please note that pool is normally closed at the end of the summer season and therefore may not be available for use from 1st October to 31st March*

Bicyles available for use free of charge.
We also have various items of baby equipment for use free of charge which include a cot, pushchair, highchair and baby alarm / monitor.
ADDITIONAL PRICE INFORMATION:
Prices are per week and include the cost of cooking gas, water and electricity.
Booking deposit of 20% of the total rental cost (or 100% if within 8 weeks of the start of the holiday) is required to secure booking.
Security deposit required, notified on the confirmation of booking and due with final holiday balance.
Travel, cancellation and personal liability insurance strongly recommended.
Heating is not normally required during the summer months although there is a wood burning stove available for use. (wood at additional charge)
Bicycles are available for use free of charge.

An end of stay gite cleaning service is available on request, please ask for details and prices when you make your booking.
LINEN:
Bed linen and towels ( 1 bath towel, 1 hand towel, 1 tea towel per person ) are provided and are included in the rental price.
Pool towels are not provided but may be hired at a charge of €2 per towel per week.All extra costs involved for services provided during your stay must be paid for ( in Euros) prior to your departure.
ALLEMANS DU DROPT:- is our local village, just a 3 Km cycle ride away, here in the pretty village square with its ancient plum market can be found the family run Hotel L'Etape Gasconne where you can enjoy excellent food and local wines at lunchtimes or during the evening, all at very reasonable prices.
In the village, there is also a bakers, post office, pharmacy, grocery store, tabac, craft shop and tourist information office.In the local area there are also many good auberges and restaurants ranging from locally produced good value food and wines to haute cuisine something for all tastes.
MIRAMONT DE GUYENNE:- is just 9 kms away, there is a lively market held every Monday morning which is well worth a visit, also the town has a major supermarket situated on the outskirts of the town and a good range of other shops in the town centre.
MARMANDE:-
Twenty minutes by car in the other direction is Marmande, this is our nearest large town, it has a very interesting market on Saturday's and others during the week.The town has a cinema, a museum and many good quality shops and restaurants, the mainline railway station has a direct service to Bordeaux and is the ideal way to travel for a day trip to explore the city.
Travelling. We are situated just 35 minutes drive time from Bergerac Airport which now has a number of airline companies offering budget priced flights from various UK airports also several car hire companies operate from within the airport complex.
